     Welcome!  This site is work in progress and is being created to share thoughts on a variety of Common Interest Development (CID) and Property Owners Association (POA) issues.  The principal focus of the research is to assist in gaining legislation for the democratic reform of property owners associations.

     Michigan Visitors — (changes in progress)  If you are from Michigan and have found this weblog because of your concerns about governance of property owners association, and are interested in possible legislation to improve that governance and guarantee rights of individual members, please contact me.  An active group of individual property owners to contact their individual representatives and senators for enactment of a comprehensive law concerning Common Interest Developments (CIDs) and Property Owners Associations (POAs).  Click on the email link near the top of the right column. Your reply will be treated with strictest confidence.

     Democratic Reform of Common Interest Development and Property Owners Association Law — I am particularly interested in establishing communication with those of you who have a similar interest in democratic reform of Common Interest Development and Property Owners Association law to broaden the collaborative effort.  It is in the interest of individual POA members to have well-functioning and well-managed POAs.  Similarly, the interests of the developers and others should be considered.  But the framework must be governance of the POA members, by the POA members and for the POA members.  Your thoughts, questions and comments are welcome.

     This "Welcome" post is updated as needed.  Please give me your suggestions on what you believe others would like to know first on the welcome page.  Thanks.

     Accuracy is a primary objective.  While a diligent effort has been made to ensure accuracy, that does not mean that errors might inadvertently occur.  Please advise of any information that you believe is not accurate so that the appropriate checks and corrections can be made ASAP.

     Organization of Posts — (changes in progress)  The posts are arranged from most recent to most ancient.  The 10 most RECENT POSTS are listed by title just under the calendar in the right column.  Recent Posts and Recent Updates for each month are also just under the calendar in the right column.  These are in "bullet" format and include a brief description of each post/update to provide a quick read for "what's new". 

     The Right Column — (changes in progress)  All of the line items in the right column are links even though they are not underlined.  The ABOUT gets something about me. Click on "Email Me" to send me an email.  The titles for the 10 most recent posts are displayed just below the calendar.  Click on any title to get the introduction and the continuation of that post.  Immediately below the 10 most recent posts are the 10 most recent comments.  After clicking on a comment title, scroll down to the end of the post to read the comment.

   Labels and Archives — (changes in progress)  Next are the LABELS which are arranged alphabetically.  Most posts are indexed to multiple LABELS.  Next are the ARCHIVES which contain all posts for the month.  The LABELS or MONTH contents are displayed as a series of introductions from most recent to most ancient.  See the next section for navigating these displays — some of which are long.

    Introduction and Continuation for Each Post — Most posts consist of an introduction and a continuation.  When you click on "Continue reading 'name of post'" at the end of its introduction, the new web page will be a repeat of the introduction followed by the continuation.  You have already read the introduction, so scroll down to the continuation.

     Logs of Posts and Updates — (changes in progress)  The following "logs" will be kept to assist you by providing a quick read of short summaries for new and updated posts.  Links are provided to each post.  Use your browser's back button/arrow to return to Recent Posts or Updates. 
  • Recent Posts — (changes in progress)  The 10 most RECENT POSTS are listed by title just under the calendar.  When you click on the title, you will get a screen containing both the introduction and the continuation of that specific post.  I have added another post Recent Posts to provide a listing of recent posts together with a one-or two-sentence summary for a quick read.  Monthly files of the Recent Post summaries are in LABELS "AA. Log of Posts".
  • Recent Updates — (changes in progress)  Significant updates are included in a separate post on Recent Updates to provide a listing of recent updates together with a one-or two-sentence summary for a quick read.  The  updates will usually be noted in italics.  Monthly files of the Recent Update summaries are in LABELS "AA. Log of Updates"
     Organization by Labels and Month — (changes in progress)  All of the posts are also available by subject (identified by LABELS) near the bottom of the right column (after RECENT COMMENTS).  Many of the posts are indexed to several LABELS. When you click on a LABEL, the posts indexed to that LABEL will be displayed with the most recent at the top.  The ARCHIVES are maintained by month at the bottom of the right column. 

     When you click on any LABELS or ARCHIVE in the right column, the right side of your screen will display the introductions for all posts indexed to that LABELS or ARCHIVE from most recent to most ancient.   Scroll down through the titles to identify any of interest. Or, use your browser's search/find command — usually under "edit —> find" — to find your word or subject of interest.

     POA Member Resources — (changes in progress)  Internet links to other resources for POA members under the heading "POA MEMBER RESOURCES" have been added at the bottom of the right column.

     Work in Progress — (changes in progress)  Most of the posts are work in progress and will be updated as further research and other information becomes available.  The updates will usually be noted in italics.  Sometimes for clarity, the updates will be made in add (typically underline) and delete (cross-out) format.  Updates will be re-dated to the date of update so that they appear as recent posts.

     Links to Other Websites — (changes in progress)  Many of the posts are linked to other posts and/or to web pages on the internet.  Just click on the underlined word or word phrase.  To return to where you were, click on the browser's back button/arrow.  In some places, a "Return" link is provided.  If you get lost, just continue to click your browser's back button/arrow.  Sooner or later, you should return to familiar territory.  See Navigation in the endnotes for additional information.
